How much does UDIR charge?

Our management commission is 17.5% to 20% of net rental revenue, depending on the property. Net revenue is the rental income after cleaning fees and electricity fees are deducted. The cleaning fee is charged to the guest, not to you. Because it is a percentage of revenue, we only earn when your property earns.

What is included in the management fee?

Listing creation and optimisation, dynamic pricing, distribution across booking channels, all guest communication, check-in and check-out coordination, housekeeping scheduling, maintenance coordination, restocking of standard amenities, a detailed monthly statement and the monthly payout. Interior design consultations and shopping lists to bring the property up to standard are offered free of charge.

How and when do owners get paid?

Every month we issue a detailed statement of rental revenue, expenses and our commission. Your net income is transferred to your bank account within five working days of the statement.

Who approves repairs and expenses?

Minor repairs under USD 250 are scheduled directly so the property stays bookable. Anything above USD 250 needs your approval first, and bills over USD 500 are approved by you in advance. Every expense appears on your monthly statement.

How long is the contract?

Our standard agreement runs for one year and renews automatically. Either side can choose not to renew by giving written notice at least three months before the end of the term.

Can I still use my own property?

Yes. You can block dates for your own use by telling us in advance. The only rule is that a confirmed guest reservation is never cancelled for owner use.
